Residential Home Inspections

At Cardinal Home Inspection, I provide a complete evaluation of all major systems and components contained in the home, providing my clients an accurate unbiased assessment and report, thereby assisting them in making an informed decision on their potential investment while guiding them with home maintenance and energy saving tips.

 

Pre-Purchase Home Inspection

Most homeowners now choose to have a home inspection before finalizing the purchase of their home. This very important step ensures the prospective buyer is completely aware of any deficiencies or safety issues prior to closing.

Pre-Listing Inspection

Prior to listing your home for sale, the homeowner should make sure their property is in a condition that will allow it’s efficient sale to buyers. A pre-listing home inspection by Cardinal Home Inspection will give you the peace of mind that your home and all components are functioning properly. A pre-listing home inspection can help you save time and frustration of discovery by the buyers agent or inspector. Identifying and addressing major concerns early will provide for a more carefree transaction.

 

Most homes have some type of defect or maintenance related issue. Once these issues are known, they can be addressed before they become fuel for price negotiations or concessions the seller will be asked to make.

1-Year Builder’s Warranty Home Inspection

A 1-Year Builder Warranty Home Inspection is performed prior to the one-year expiration of your newly-built home warranty that was provided to you by your builder.  A warranty inspection is used to take advantage of the features and benefits of your home warranty to ensure that necessary repairs guaranteed under your builder’s warranty are executed, should I discover any existing issues or problems.  I'll perform a complete inspection of your new home, which includes evaluating over 400 items throughout the home.


Maintenance Home Inspection

A Periodic Maintenance Home Inspection is best if performed every two years, to assure the health and safety of you and your family and to protect the security of your real estate investment.  All structures get weathered and worn down over time from rain, sun, wind, and hot and cold temperatures, so Periodic Maintenance Inspections are necessary in order to ensure the integrity of your structure. 

 

I'll also evaluate the building’s integrity by inspecting crucial components that could be compromised by cracked or stressed beams or one of many foundation issues.  Any of these situations can contribute to a decrease in your home’s value and can pose a significant physical risk to you and your family if not identified in a timely manner.
 

Re-inspections

We will return to ensure the repairs you requested of the seller are done properly.  These items were noted in your initial home inspection. This will verify that all requested repairs have been completed.

 

Radon Testing

Every home should be tested for Radon. Radon has been found at elevated levels in homes in every state, and radon levels from your home to your neighbors can vary. Radon testing is an easy and inexpensive way to determine if you have a problem, and it could save your life.

 

Radon is the number one cause of lung cancer among non-smokers, according to EPA estimates.  Overall, radon is the second leading cause of lung cancer.  Radon is responsible for about 21,000 lung cancer deaths every year.
